The Property

An oasis of tranquillity in the heart of the “Crete Senesi”, the clay hills of Siena, only minutes away
from the towns of Siena, Montalcino and Pienza.
Villa il Poggino is surrounded by 5 hectares of farmland and enjoys breath-taking all-round views
of the surrounding Tuscan hills. The Villa, a red brick farmhouse in traditional Tuscan style dating
back to the 17th century, is located at the centre of a large garden, about one hectare in size.
Outside the Villa are two loggias, one furnished as an outdoor lounge adjacent to the living room, and another adjacent to the kitchen, set up for al fresco dining.
Just a few meters from the villa the property features a large 500 square metre, wooden decked, pool area with a 14×6 metre infinity pool, two large shady gazebos and a dining area with an outdoor kitchen. There is also a bocce court in the garden.
Only a few metres from the villa are endless pathways just waiting to be explored on foot, by bicycle or on horseback, while medieval hamlets are less than half an hour’s drive away.

The Villa

The Villa measures more than 300 square metres on two levels and sleeps ten guests in five comfortable double rooms with ensuite bathrooms. The farmhouse was completely renovated in 2021 using prestigious materials such as stone, travertine, parquet and corten, blending contemporary style and design with the characteristic features of Tuscan farmhouses.

Ground Floor

The central part of the ground floor is a living area, decorated in elegant, practical contemporary style. Special care has been taken in the choice of materials, including local travertine from the quarries in Rapolano, corten and aged parquet, and in the lighting design.

Kitchen

The open-space kitchen contains an island with a six-element gas cooker and a snack area for seven people. The kitchen is equipped with numerous accessories.

Dining patio

The kitchen is directly connected to a 40 square metre covered patio with a panoramic view over
the Tuscan hills. The patio features a lounge area, a rectangular table for 12 and a barbecue.

Lounge Patio

The living room is directly connected to a 30 square meter covered patio with a view on the garden and the tuscan hills featuring two sofas and two arm chairs sitting ten people.

Dining area

Enjoy a magnificent Tuscan dinner sitting comfortably around our elegant round table for 10.

Fireplace room

A comfortable sofa and armchair provide the perfect spot for enjoying our travertine fireplace, looking out at the garden through a large window.

TV room

A comfortable leather sofa in front of a 65-inch Smart TV, so you can enjoy your favourite TV series or play with the Playstation.

“Sunshine” double room

The room contains two single beds, which can be converted into a double bed on request, an armchair and an open wardrobe with a chest of drawers. The ensuite bathroom has a large travertine shower, sink, toilet and bidet.

“Dawn” double room

French-sized double bed, armchair and wardrobe with a chest of drawers. Private bathroom with a large travertine shower, sink, toilet and bidet.

First Floor

A beautiful corten steel staircase leads to the first floor, where there are two 50-metre-square master bedrooms with ensuite bathrooms and a double room with an ensuite bathroom.

“Sunset” master bedroom

The “Sunset” master bedroom measures about 50 square metres and contains a spacious walk-in closet at the entrance. The bedroom is divided into a lounge area with a sofa and TV and a bedroom area with a king-sized bed. The large, brightly lit bathroom with two windows overlooking the clay hills of Siena contains twin sinks, a toilet area and a magnificent travertine double shower.

“Sunrise” master bedroom

The “Sunrise” master bedroom measures about 40 square metres and contains a spacious walk-in closet at the entrance. This master bedroom has four windows facing the sunrise and contains a queen-sized bed, a lounge area with a sofa and TV and a bare ceramic vase. The room has two separate bathroom areas: one with twin sinks and a large travertine shower, and another with a sink, toilet and bidet

“Dusk” double room

A garden-view room containing a queen-sized bed and a walk-in closet with drawers. In the bathroom are a large travertine shower, sink, toilet and bidet.

Outdoor and Pool Area

The outdoor area was completely renovated early in 2022 to offer guests a variety of different spaces for relaxation and convivial gatherings. The garden surrounding the farmhouse contains a 500 square metre pool fenced area, containing a 14 metre by 6 metre infinity pool surrounded by a vast wooden pool deck and two gazebos, each of which contains five deck chairs. The pool area is designed to offer guests an outdoor living experience, with a corten dining table for 12 and an outdoor kitchen including an induction cooker, a teppanyaki plate, a sink and a fridge. The pool area also boasts a lounge area with a brazier, two double hammocks and deck chairs for watching the sun set. A hedge separates the pool area from the play area, which includes an 18 metre by 3 metre bocce court.

Jacuzzi

Only a few metres from the villa is a jacuzzi for up to six guests, in an outdoor loggia with wooden flooring, a lounge area and a view over the hills.

SERVICES AND FACILITIES

The Villa features an automated lighting system, air conditioning in all rooms, fast wifi indoors and outdoors, satellite television and numerous portable bluetooth speakers. The kitchen is equipped with a variety of appliances and utensils to meet all guests’ requirements, while the laundry is equipped with a washing machine, dryer, iron and ironing board. Families with small children have two cribs and highchairs at their disposal. Guests may enjoy a variety of outdoor culinary experiences thanks to an induction cooker, sink and refrigerator in the pool area and a barbecue in the loggia by the kitchen. The wellness area includes a panoramic loggia containing a large jacuzzi tub. We also provide guests with a bocce court by the pool area; next to the garage is a column for charging electric vehicles.
